What to Consider Before Agreeing Rent a Sublet from a Classified Site
The Property Finder lets you search all over the internet for rental properties, including sublets.
Are you interested in renting a sublet apartment? When doing so, your name isn't on the main legal lease, but you are a paid occupant of the unit. These types of arrangements are often made when the original renter cannot live in the apartment any longer; they are unable to fulfill their lease. To not break their lease and to get rent covered, they decide to sublet the apartment. Renting a sublet sounds great, but what should you consider when taking this approach?
The costs? Are you getting at least an okay deal? You should be? You will typically find that apartment renters looking to sublet are just interested in getting their expenses covered. However, there are some who are looking to make a profit. If it would be cheaper for you to rent another apartment outright, consider doing so. A nice apartment is great, but not if that apartment costs $200 or more a month than you other options.
Roommates? Sublets come in many different formats? Some are one-bedroom or studio apartments. These are the best to rent, but they also go the fastest. You will also come across two, three, or even four bedroom apartments. See if this is student housing or another similar layout because you might end up with some housemates. Would this bother you?
Contract? As previously stated, by renting a sublet your name isn't on the main legal lease. With that said, the subleter should have an official contract drawn up. This designed to protect both your interests. What if he or she suddenly decides to move back in? Don't find yourself homeless with no notice; a lease offers you protection.
